Advantages of property in Central London

Business space in Central London offers a host of benefits to all companiesAs one of the major business capitals of the World, London is an extremely popular corporate location for businesses working in all sectors. Central London properties are particularly sought after for a number of reasons, and are home to many of the UK’s most prestigious organisations that value a strategic presence in the capital very highly.

For companies looking to relocate to London, a central London location may be the best choice available. With a huge range of diverse office space, workshops and more in the rich heartland of the capital, there are a number of options available that can fit in perfectly with your business goals and growth strategies.

Here are some of the major benefits of a presence in central London:

Superior transport infrastructure
Because central London is a World-famous business district, transport routes in and out of the region are superb. Many tube stations service inner London, taking important executives to local destinations, and to major UK transport hubs – such as Waterloo – that offer regular routes to national regions. The underground network also provides rapid access to Heathrow, Gatwick, Stansted and London City airports, allowing easy international travel.

Wealth of industry players
Letting business space in central London puts you in contact with many of the country’s most successful business players, many of whom have regional or even world headquarters in London. The area around Canary Wharf – the financial district – is extremely popular with all companies with links to the financial sector, whereas traditional publishing companies are historically linked to Clerkenwell.

Extensive leisure facilities
Because of their corporate popularity, central London business districts are extremely well-off in terms of leisure facilities, ranging from bars and restaurants through to nightclubs and specialist locations. These ensure workers do not get bored easily and can help them relax after and before work, improving general wellbeing and their productivity during the working day. They also serve as great venues for company events that can foster greater levels of team-work.

Soho - a vibrant, happening community

Soho is superb location for post-production and media companiesWe recently spoke about commercial property for creative industries and the best places in London that media-related firms can find suitable office space, workshops and studios. One of the names that cropped up was Soho in the West End of London.

Starting in the early 20th century Soho has developed a reputation for being at the forefront of the British film industry and has established a number of business links that allow it to offer unrivalled benefits to companies working in this sector. In addition the area has a number of post-production companies that work directly with film studios across the country.

Soho benefits from Sohonet, a combined rooftop communication network and underground fibre optic network that connects companies in the region with locations around the country including Pinewood and Shepperton studios, and to major production centres abroad.

In addition Soho is a culture-rich and diverse area that features:

• An extensive array of nightlife including clubs and bars
• Restaurants to suit a variety of tastes and budgets
• Superior transport links to central London and beyond
• Nearby London's famous theatre district

Soho is also due to benefit from future initiatives that will increase its viability as a business and leisure district, including plans for the City of Westminster to deploy high-speed wireless broadband throughout the area.

Workspace Group has a number of cost-effective commercial properties in Soho that offer scalable opportunities for small and medium sized enterprises looking to relocate. Archer Street Studios, for example, has in recent years become a thriving hub for creative businesses offering a suitable working environment in addition to a range of on-site amenities that facilitate efficient and profitable operations. The property is just off Shaftesbury Avenue, one of the area's most important thoroughfares.

Businesses looking to relocate to the Soho area should contact Workspace Group for more information. We can advise on the most appropriate properties and location for your needs. Please call 020 7369 2389.

Ten tips on finding your perfect work space

1. Walk or drive the streets
It might seem obvious but drive or walk around the areas you’re interested in to look out for ‘To-let’ or ‘For sale’ signs.

2. Word of mouth - ask around
Use your contacts and ask others to recommend Landlords or buildings they think could fit the bill. This can be a good way of finding out about ‘office shares’ or space not yet on the market

3. Estate agents
Contact the commercial estate agents operating in your search area. They will register your requirements and send details of suitable properties. Remember they receive hundreds of enquiries - help them by being specific about your needs and budget

4. Hire a search agent
Save time and let a search agent do the legwork for you. You’ll need to give them a clear brief and be prepared to pay a fee for finding/looking for the property that suits your needs

5. Web research
Try using one of the most popular search engines. Many Landlords will have their own website so you can see at a glance what space they have available.

6. Online introduction agencies
There are a number of online introductory services where you can register your requirements for space. The Landlord or business centre operator will then contact you direct.

7. Business development agencies - Business Link/Local Authorities
Agencies like Business Link, the national business advice service, can help you to think about the right location for your business and advise you of the availability of grants in your area. Also contact your local Enterprise Agency.

8. Newspapers/Periodicals
Scan the advertisements in the ‘commercial property’ section of your local newspaper. Professional trade magazines like the Estates Gazette will also give you a feel for the property market and its jargon

9. Advertise
Advertise in shop windows, local publications or mail drop buildings you are interested in.

10. Personal recommendation
A personal recommendation provides a degree of confidence when making a decision. They’ve personal knowledge of the building and Landlord; they’ve tried and tested them. A word of caution though - their needs might not be the same as yours
